Where Is the Cheapest Place to Buy a House in Maine?

Maine's statewide median sale price hit $436,000 in June 2026, a record. That number hides an enormous spread. Depending on which county you buy in, you are shopping in a market where the middle of the range sits under $180,000 or one where it is north of $620,000.
If price is your first filter, here is what the map actually looks like and what the inexpensive markets cost you in other ways.
The lowest-priced counties in Maine
Based on Maine Association of Realtors rolling quarter data through June 2026:
- Aroostook County carries the lowest median in the state at roughly $178,750
- Piscataquis County runs around $215,000
- Washington County sits near $235,000
- Somerset County falls near $250,000
These are the far north and Down East counties. Housing there is genuinely inexpensive by national standards, not just Maine standards.
At the other end, Cumberland County posted a June median of $620,000 and York County $583,725. Those two counties hold most of Southern Maine's population and jobs, and they carry a premium that runs two to three times the northern counties.
What the low price actually buys
A $200,000 house in Aroostook County is not the same product a $200,000 house would be in Portland. It is usually a real house, often with land. That part is straightforward.
The trade-offs are worth naming plainly.
Distance from work. Northern and eastern Maine have fewer employers and lower wages. If your income travels with you, the math works. If you need a local job, the savings on housing get offset by a smaller pay scale.
Distance from medical care. Specialist care in Maine concentrates in Portland, Lewiston, and Bangor. Living two hours from a hospital system is a practical consideration.
Heating. A large old farmhouse at $180,000 can burn 1,200 gallons of oil a year. That is $4,000 or more annually before anything else. A low purchase price and low ownership cost are different things.
Financing. Lenders sometimes struggle with very low purchase prices. Some loan programs carry minimum amounts, and appraisals in thin markets with few comparable sales come in unpredictably. Talk to a lender before you fall for a listing.
Resale. Rural Maine markets move slowly. A house that takes 90 days to sell in Portland may take a year Down East. If there is any chance you move again within five years, factor that in.
The lower-priced options inside York County
Most buyers reading this are not moving to Aroostook County. They want the most reasonable option within driving distance of Portland or Portsmouth. That list looks different.
Sanford and Springvale offer the lowest entry point of any sizable community in York County. Sanford has its own hospital, a growing commercial base, and an airport. It sits roughly 45 minutes from Portland and 35 from Portsmouth.
Biddeford has climbed sharply over the past decade as the mill district redeveloped, but it still prices below the coastal towns around it while offering real ocean frontage at Biddeford Pool, Fortunes Rocks, and Hills Beach.
Inland York County towns like Waterboro, Limerick, Shapleigh, Acton, and Newfield price well below the coast, often with lake frontage or acreage. You are trading drive time for dollars, and for buyers with flexible schedules that trade often works.
Berwick, North Berwick, and Lebanon sit along the New Hampshire border with straightforward access to Portsmouth, Dover, and Rochester at prices below the coastal corridor.
Arundel offers larger lots and more land per dollar while sitting ten to fifteen minutes from the Kennebunk and Biddeford beaches.
How to think about the trade
The honest frame is not "where is it cheapest" but "what is the total cost of living where I need to be." Run these four numbers for any town you are considering:
- Purchase price and monthly payment at current rates
- Annual property tax, using the town's actual mill rate and the property's assessed value
- Annual heating cost, based on the seller's fuel delivery records
- Annual commuting cost, including fuel, tolls, and vehicle wear
A house that costs $75,000 less but adds 25 miles each way to your commute and burns 300 more gallons of oil may not save you anything.

County-level medians come from the Maine Association of Realtors monthly housing report, which publishes free and updates each month. Town-level mill rates come from each municipality's assessor page. Do not rely on national portal estimates for Maine, where thin sales volume makes automated valuations unreliable.
